What Does It Mean to Recast a Non-QM Portfolio Blanket Loan?

If you're holding a Non-QM portfolio blanket loan and come into a chunk of cash, you’ve got options, one of the smartest is recasting.

Here’s how it works: instead of refinancing and starting over, you make a large payment toward your principal. Then, the lender recalculates your monthly payment based on the new, lower balance.

Nothing else changes, your rate stays the same, your term stays the same, but your monthly outflow drops.

This isn't a refinance. It’s a strategic move to reduce your payment without the fees, underwriting, or credit checks that come with starting from scratch. It’s especially useful in blanket loans, where multiple properties are tied into a single structure and breaking things up gets expensive.

Recasting is a tool, not always advertised, but often available if you ask.
