My First Investment House, What I Made, What It Cost Me, and Why I Will Never Do Everything Myself Again

That little fella in the pictures is me over 20 years ago on my first investment house.

I decided the master bedroom was too small and needed an upgrade. So I did all the work myself. Every bit of it. Because I was going to save every dime I possibly could and nobody was going to talk me out of it.

I made good money on that deal.

I also could not physically work for almost six months after I finished it. Hurt myself repeatedly trying to do everything alone and save every dollar. By the time I sold the house I had made a profit and destroyed my body doing it.

That was the beginning of a very long education in the difference between saving money and costing yourself money. The labor I thought was free had a price. I just paid it in ways that did not show up on the spreadsheet.

Twenty years and a lot of lessons later I do not do everything myself anymore. Not because I cannot. Because I know what it actually costs when I do.

Also I have learned that no man should ever wear Wranglers that tight. Some lessons come harder than others.
